After a detailed structural inspection in 2014, the garage was found to have widespread deterioration requiring immediate attention.

Freyssinet, Inc. was selected in April 2015 to lead a comprehensive parking garage repair project that would restore the structure’s integrity while minimizing disruption to daily operations.

A Strategic Approach to Parking Garage Repairs

Freyssinet’s mission was to deliver long-lasting repairs while keeping the garage fully operational during business hours. To achieve this, all work was performed overnight, ensuring uninterrupted access for tenants and visitors throughout the day.

The scope of work included:

  • Expansion Joint Replacement: Installed 12 new expansion joint systems, including compressive seals and split-slab deck seals, totaling approximately 522 linear feet.
  • Corrosion Protection: Applied corrosion inhibitor across 170,000 square feet to extend the life of the concrete and embedded steel.
  • Crack Repairs:
    • Rout and seal of 4,450 linear feet of surface cracks
    • Epoxy injection for 72 linear feet of structural cracks
  • Concrete Surface Repairs:
    • Driving surface repairs ranging from shallow patches to full-depth slab replacements — 9,435 square feet
    • Overhead concrete repairs on the garage underside — 2,400 square feet
  • Fireproofing: Repaired and replaced 240 linear feet of beam flange fireproofing to meet safety standards.
  • Finishing Touches: Re-striped all parking spaces to restore clear, safe traffic flow and maximize capacity.
